Understanding Notice Periods

Fixed-Term Leases

If your lease is ending:

  • No notice required if leaving on the last day
  • If your landlord wants you to leave, they must give 30 days notice before the end date

If you want to leave early (break lease):

  • You may be liable for costs including:

- Rent until a new tenant is found (or end of lease)

- Re-letting fees

- Advertising costs

  • Negotiate with your property manager—there may be flexibility

Periodic Leases (Month-to-Month)

  • Tenant notice required: 21 days minimum
  • Notice must be in writing
  • Must end on a rent payment day (usually Sunday)

How to Give Notice

Step 1: Check Your Lease Type

What Is "Fair Wear and Tear"?

Acceptable (fair wear and tear):

  • Minor scuffs on walls
  • Worn carpet in high-traffic areas
  • Faded curtains from sunlight
  • Small nail holes for picture hanging

Not acceptable (damage):

  • Large holes in walls
  • Stained or burned carpet
  • Broken fixtures or appliances
  • Mould from poor ventilation
  • Pet damage

Cleaning Checklist

Kitchen

  • Oven and stovetop (inside and out)
  • Rangehood and filters
  • Fridge (inside, including seals)
  • Dishwasher (if applicable)
  • All cupboards and drawers
  • Benchtops and splashback

Bathrooms

  • Toilet (including behind and around base)
  • Shower/bath (remove soap scum and mould)
  • Vanity and mirror

  • All tiles and grout

  • All floors (vacuum, mop, or steam clean)
  • Windows inside and out (if accessible)

  • Built-in wardrobes

Outside

  • Lawns mowed
  • Gardens weeded
  • Gutters cleared (if accessible)
  • Garage/shed cleaned out
  • Driveway (remove oil stains)

Professional Cleaning: Worth It?

Consider professional cleaning if:

  • Your lease requires it
  • You don't have time for thorough cleaning
  • You want to guarantee bond return
  • Carpets need steam cleaning

Keep your receipts—they prove you've met your obligations.

The Final Inspection

What to Expect

  • Walk through with the property manager
  • Compare current condition to the original report
  • Note any disputes on the spot
  • Take your own photos/video before handing over keys

Getting Your Bond Back

  • Both parties must agree to the refund amount
  • Forms are submitted to NSW Fair Trading
  • Refunds typically processed within 10-14 days
  • If there's a dispute, it goes to the NSW Civil and Administrative Tribunal (NCAT)
